The One Investment That Will Never Fail You

We can confidently say, the safest investment for retirement would be real estate. This isn’t a new phenomenon; land and what stands on it have been prized since humans progressed from their nomadic existence and started to live settled lives. Today as well, I can confidently tell my investors that one of the smartest, and most reliable investments they can make are single-family homes. This is especially so when one has access to the 30-year fixed-rate loan for their real estate investments.

The safest investment for retirement.

To explain how real estate is the most reliable kind of investment, I will use a few words of the Bard: It is an ever-fixed mark/ That looks on tempests and is never shaken. If my more prosaic readers will forgive me for quoting Shakespeare, I will explain why I think this is such a great investment option.

Some types of valuables are liable to be stolen or destroyed while others may be subject to the vagaries of a volatile market.

Real estate is the one type of investment that is always going to appreciate with time. It is not going to get stolen and is much less likely to be impacted by the ups and downs of the share markets. And when you make that brand new, single-family home investment, you're also earning yourself a tidy sum by way of a rental income. So this is an investment that grows with time and starts to pay for itself from the get-go, in a sense. When you retire, you're well provided for. If you have college tuition to pay, you don't have to worry. If you live to be a hundred, chances are, you will remain financially sound.

And then there is the 30-year loan.

I was not born in the United States so I don't take for granted the miracle that is the 30-year fixed-rate loan. When I first discovered the existence of this, it was something I could scarcely believe, but Americans themselves seemed to be rather blasé about it. It takes someone of the financial genius of Warren Buffet to recognize the 30-year loan as the game changer that it is. Of course, I agree with him!

This loan is a big part of why buying rental homes is the safest investment for retirement. Think about it – you're paying, say two dollars for a nice avocado at your health food store. At the same time, your mortgage is, say about $1400 for a 300K home. Now some years down the line, that avocado may cost twice that amount – because – inflation! While all around us, things are getting more expensive, your mortgage, miraculously, doesn’t change! So, it becomes easier and easier to pay as the years go by, with inflation eroding the value of the loan. All the while rents may continue to rise so that your income from your investment property outstrips the outflow.

For all of these reasons, I would say quite unequivocally, that the safest investment for retirement would be real estate; more specifically brand new single-family homes.
